We have viewed a property that we are interesed in but it needs a refurb and extension to suit oUr needs. How do we go about getting a rough guide on options and the costs involved preferably from a professional.

Is this a service that an architect provides and does anyone have any recomendations?

If its an extension and refurb I'd go for an architect. Who you choose is entirely down to taste, design etc. I've used the same architect for three jobs so I know and love his work. If I ever win the lotto I will get him to build for me.
If its a serious structural survey i'd go for a specialist building surveyor (not your bog standard snagging list type)

I know one person who recommended Patricia power from that god awful room to improve programme. Apparently she is brilliant at quotes and budgets. I think she is a quantity surveyor.

I would use a builder to talk through your options and pitfalls.
