Certainly less than half its full market value all things being equal. No warning of Cash Buyers only.

Any guesses what is the problem with the house? Flooding, title, pyrite, halting site?

But why a sale by auction unless they want rid of it without a protracted sale process.

Auctions tend to drive a price up, as in you have to bid on it right now instead of thinking for a few hours/days.
