Any idea what this house is worth or what the location is like?
Not a fan of what looks to be spiral staircase to the attic prevents storage of larger items!!

You have spelled the name wrong in the title.

Nice area, nice looking interior, pity about the garden orientation. Assuming the floor space excluding the attic is approx 100m2 I would expect to go for mid-to-low 300s, due to its condition, which looks great.

The brochure describes the garden as Northwest... which is plain wrong, a quick look at the map shows the garden is almost due north with a bit of east in it if anything, which is what would put me off an otherwise lovely looking house. If it had a south facing garden I would estimate mid-high 300s, because there are plenty of buyers looking for family homes in good nick with a garden of southerly orientation.

This will sell quick enough I am sure.

Some of the floors in downstairs look good, and some look like they were done on the cheap. Seems a decent family house, though.
The Shomera seems a nice addition but kind of limits you in terms of extending. Maybe they thought it too dark to extend out back so went down the end of the garden?

Also, it's Kilmacud, not Stillorgan.

Still, can see this place getting close to €350K given it doesn't need much done.

The location is grand (I'm literally 500 yards away at the moment!) In an estate which can get a small bit busy in rush hour as people cut through from the Upper to the Lower Kilmacud Road, but nothing major I think. A mile from the M50. Schools close by (St Benildus and Rafaela's secondary school; St Olaf's primary school - all within walking distance)

Stillorgan maybe 30 minute walk away, with shops, leisure facilities, regular bus services. (Can obviously drive if you want!)

O'Dwyer's pub is a ten minute walk away. Other pubs in Stillorgan.

Luas 20 minute walk away. 75 bus route as well is nearby; links to Dundrum (I think?), Tallaght and Dún Laoghaire (connecting to red Luas and DART if needed). It's not that frequent though.

The distances given in the blurb to Stillogan and Dundrum are exaggerated, but you've still got pretty much everything you need close by.

Poppped up in my daft search feed today.

Not a bad house at all. I too expect this to go quickly. There is demand for good homes in ggood condition in SCD, no doubt.
