Actual sales prices.

Only going on what I have heard from estate agents when considering bidding.

12 months ago a house in Silchester sold for €440k and the most recent sale was for €502k, €7k over asking.
And I expect the one currently listed for €550k will sell for €520k+

no 138 has appeared back on the market, had gone sale agreed, I had heard it was in the region of mid 400s but not sure if it finished at that level, now they would be lucky to get 450k for it, and I assume the 502k house was the one around the corner from 138, if so that had a bigger garden with a west facing rear garden or else it was the house a few doors down that was modernised and extended. no. 23 is modernised with an attic conversion so its bound to be on the market for more than the likes of no. 138. Therefore I don't believe these houses have increased in the last 12 months, they still seem to be floating around the 450k for the 3 bed north facing house with complete modernisation required. One with a south facing garden is going to get more as is one that is done up and now there is plenty of choice for the buyer so more pressure on the vendor to achive a better price!

I've been told that the vendor of #39 ( http://www.myhome.ie/residential/brochu ... in/1924785) has turned down an offer of 450k.

If the EA is telling the vendor their property is worth 525k of course the vendor is going to reject an offer of 450k, afterall its the EA that advises the vendor what is best to do!
