By todays' prices this is reasonable value for a really great house- down from ca. a million in 2007. Nothing outstanding aesthetically but room lay-out is good, location is great -generally and immediately , very quiet cul-de-sac.
I often visit friends a few doors down and I can't fault these houses, except possibly the gardens are not that big -slightly compensated for by the green fields of Mt Anville school at the rear. No 34 was on sale at 539k -I don't know if it's gone. I assume you'll view it Saturday ?

i viewed this a couple of weeks back, grand house, never worth a million but was anything. The garden is like a small yard rather than a garden, it was a lot smaller in reality than the impression i got from the photos. I'd check the neighbour to the right also before buying, seems like a very run down house, you wouldn't want issues spending that sort of money

Hi, I'm not very familiar with goatstown- is the location good? Price doesn't seem outrageous but rental yield/ predicted drops from top would all suggest it's worth a good bit less...

Number 34 was on sale for a long time with no luck. Then it was taken of the market and put back recently.
So there are no reasons for 34 to be sold quickly but madness of crowd only.

Number 24 is way overpriced from my point of view.
There is nothing special about the house to be priced at such level.

But I believe it will be sold because of the current situation on the market.

Sthsdr - rental yields on better quality homes are usually low compared to cheaper 200k houses and most especially compared to well located apts in Dublin centre or Dundrum. And by the time you get to 1mill+ mansions the yield is terrible.

I hold a different view from Sherwood regarding "value". On the one hand, if this is not good value then no property is good value anywhere in ireland -which is the view of most pinsters. On the other hand, if one judges property value purely on a comparitive basis then - compared to similar houses on the market in that area today (not a few months ago)- then it is reasonable value.
Actually, considering the cost of getting to the standard shown in the photos, some may consider it good value.

Pros:
Good enough location
Walk in condition
Detached & well proportioned rooms
Good BER -

Cons:
North Facing garden (from what I can see)
Small garden
No 'village' within walking distance

If the back garden is not a priority, this, in my view will definitely get the asking.

@Sherwood - are you sure that house went close to 460? I am in shock if so, because that house was one hell of a dump both structurally and cosmetically.

I might understand people who pay in cash for this house or for the house in Mount Anville.
Probably people are afraid of their savings and want to convert it in some assets (if the asset is good or bad value is another question).

But I would not understand if someone takes a big mortgage to purchase any of the houses above. As it will be a quite significant amount of debt (and monthly repayments) for the next 10-20-30 years. And in the current situation it is very risky to make such commitment.

I'm just starting the property search and went to see this Saturday.

Really nice house inside, great living room, plenty of space but the garden is, as some people have posted already, even smaller than I expected. Given the price and the level interest, I think I might have to readjust my expectations! :shock:
