seems a nice house in a good location.......

nice house but small kitchen and no real scope to extend as the garden is small
it's also essentially on 2 junctions on a busy enough road by the looks of it
bit pricey IMO...needs to go to 400k in the current market

I live 1 minute away - that's a very busy road. this alone makes this a no for me.

i thought it was a nice looking house all in all
didn't know the road was so busy
its true that they will probably have to go to 400k to get the ball rolling

6 months ago you might have bought that for less than 400k ..... now i think it will make the asking. Is it value is another debate. I wouldnt pay 460k for it. Thats just me though plently would.

While I wouldn't consider €300 per square foot to be great value for this house or area, it's probably in keeping with the price levels currently being achieved.

despite the busy road let me point out some of the good points of this location.
I have lived in many places here in Dublin, in other towns and numerous places abroad, but few are as convenient as where this house is.
Within 1 mins walk of this house are, 2 doctors surgeries, pharmacy, laundrette, late shop, Chinese takeaway, and hairdresser in a row thats actually quite nice compared to some "mini villages" if you will.
7 - 10 mins walk to Luas and Dundrum shopping centre, has Supervalue, 2 tescos, (all late opening), 2 lidls and an Aldi within 10 mins walk. Superquinn is 5mins in the car if you are so inclined.
bus stop outside door for a 35min bus ride to the Stephens Green.
It's well catered for with schools both private and public
Marley is walking distance, there is also some other nice playgrounds within less walking distance.

Actually went to the viewing of this house on Saturday. In really good nick, no en-suite but lots of space in either of the two larger bedrooms to add one. Really bright spacious house, the kitchen is larger than average and I love the location, so near everything. They wont get €460 but can see it going for circa €420, hmm...
