Landlord -if you are right and the CSO does show 1.5% for May for all Dublin this would suggest that those "tiny pockets" will be more than 1.5% if the rest of the market is flat, and very much more if the rest of Dublin is still falling as most pinsters stridently believe.

For the avoidance of doubt my 1.5% is a guess with no real logic to back it up bar a gut feel.

Come now theschmuck, there are two possible explanations for the details being incorrect. One is maliciously unethical behaviour and two, ignorance. It's worth considering that the EA simply wasn't able to figure out the correct address.

The formula seems to be spreading.
1. Take an extremely ordinary semi-d.
2. Lie about the address and postcode.
3. Slap a ludicrous price in the high 400s on it to get it bid up over €500k.

It's not obvious to me that Dundrum is "better" than Sandyford, but is that the general opinion? Either way, I agree with you...disgraceful behaviour from the EAs.

This property is absolutely in Dundrum -Dundrum Dublin 16 , 800 metres from Dundrum Town Centre which is also in Dundrum Dublin 16.
It is FAR closer to the heart of Dundrum than many properties with the postal code Dundrum Dublin 14.
In fact, Dundrum Dublin 16 begins only yards from Dundrum Main Street.

Sandyford is nearly 3 kms away and it would be quite misleading to describe this as Sandyford for anyone interested in purchasing in Dundrum.
It could also be called Balinteer which many people consider part of Dundrum, but it's much closer to walk to Dundrum T.C. or Dundrum Main St than ,say, SuperQuinn in Balinteer. So, again, from the point of view of aiding someone looking for a property in the centre of Dundrum it was fine to use the name Dundrum.

Whether any of this agrees with the technical An Post designation i don't know - but the EA erred only in saying D.14 rather than D.16 -and there is no more or less prestige in either postcode- and to criticise the EA for this is really OTT.

And no, I am not nor have ever been an EA.

You're right. An EA shouldn't be criticised for getting the address of a property incorrect. He/She should be praised and given a bonus for being so competent and people who expect professionals to deliver a service to a high standard without any mistakes should remain silent.

Oh croquette ,what sarcasm. I was trying to point out that previous posters such as you went OTT in castigating the EA because he put 16 rather than 14 even though he correctly stated the number and name of road and the suburb,Dundrum. And, in fact, he was more accurate saying it was Dundrum rather than ,for example, Sandyford.

Comments such as " disgraceful behaviour, liar, unethical probably illegal" were I submit OTT comments .

However, I have noted -and you commented on my recent comment about the harsh attacks on Felicity Fox's rather neutral and bland report - that EAs are much hated in this pin. So ,the slightest inconsequential error gets quite vitriolic attacks.

If I want to purchase a property with my own hard earned money of any amount of cash, are we idiots? So what if its a 4 bed semi detached in Dublin 16 or a 2 bed in Dublin 4 or a 1 bed in Laois. Or if its a cup of coffee. We can make our own decisions. We're all adults. If you're giving advice or criticism, make sure its factual not makey uppy!!!!! Fair play to people enjoying spending their money. The doom and gloomers and the spiteful people, may they go back to their caves. Long may the positive news continue!!!!!

I live nearby. My friends property sold in 2006 for €1.3m. So €540k+ is very good. Considering prices are down €60% from the peak. The amenities are great. The area is great. By the way, whoever said it was Sandyford, please look at a map!!! Really!!! Do your bosses know your not working??? Get a life. And by the way I'm on a day off before you have a go.
