Hi Pinsters, long time lurker, first time poster. I would like your opinions on this house in the seaside village of Termonfeckin Co. Louth http://www.daft.ie/searchsale.daft?id=645929
I have done lots of research but still cannot get to grips with current value in this part of the world. This is a beautiful house approx 3000 sq feet however the garden is tiny.
Any help very welcome.

as someone who has been looking for a while in this area it is in a nice spot, very close to the sea and walking distance to the village. However, the garden is tiny for a rural house. When we were looking we didn't even bother making an appointment to view it due to the size of the garden.

On the pricing, ignore what the ad says. Have a good look and if interested put your value on it and from personal experience in the area the asking prices do not reflect the selling prices at all.

Is there a secret I don't know about Louth? That seems a ridiculous price. Isn't Termonfeckin (tee hee) beside Drogheda, a town fast going down the tubes. Serious lowball offer. They aren't going to sell that castle anytime soon.

Thanks for the feedback.
TFP One of my concerns is that the garden is tiny especially in relation to the size of the house. As such I was thinking of a much lower valuation. Although i have to say i have no idea how much houses are selling for. I've notice quite a few sale agreed/sold on properties asking around the €370000 mark. I can only assume they are selling for around 350ish but have no inside knowledge.

How much under the asking do you suggest? 10%? 20%? 50%?

It went on the market on April 5th for 375k and 2 weeks later the asking price increased to 435k. Make of that what you will.

EDIT:

Actually according to myhome.ie it went down to 350k from 700k.

well the lusted after parts of SDC are closer to the joys of the liffey boardwalk and it's living dead than Termonfeckin is to drogheda.

Not everyone wants to live near dublin, personally I can't stand dublin after living and working in it for a lifetime.

Take a trip up that direction and you'll see what the attractions of a sleepy village, beside unspoiled beaches and with easy access to the motorway network are.

the houses that are moving in the area are being sold at realistic prices, as there is quite a nice choice, but then again even in a small area location is important.

put it this way, for that house I wouldn't even consider offering anything more than €250k, especially do the the fact that there is no real garden to speak of and in a rural setting I would consider that vital.

No offense meant OP! I was just encouraging you to go in VERY low in relation to asking price. I actually detest city living myself after many years in a Metropolis (sp)....I am looking at a house in Kilbeggan at the moment :D Now thats the sticks! I love it. A village, a race course, bunnies sauntering across the country roads (seriously).
