 Post subject: Decisions Decisions

Waited for ages for a house to appear for sale in preferred estate in dublin......nothing came up so offered and went sale agreed on house in another estate...lovely house, nice area, price ok, but not, for me, the exact perfect location..but close enough...

Now...just as contract signing approaches, next week probably, a house turns up at a steal in preferred location.....big savings €000's to be made too...if only it had turned up a few weeks ago...

What would you do??? Stay the course or go for it...

Think of it this way if the house you were about to buy and now dont want is in South County Dublin its value is rising daily apparently so by NOT buying you are doing the vendor a favour,in fact its rather callous of you to actual try and buy it in the first place

Are you in a position to buy cash? If so could you expedite the sale of the one you prefer immediately?

I personally would pull out as no contracts have been signed. If it is the same estate agent, I would prefer to come clean and explain the predicament.

But check first and find out why the other one is going so cheaply. Problem with title? Compliance? Structure?

It's as though you were engaged to be married. You're entitled to pull out before the wedding (signing of contracts) even if it causes a few tears. Bit more complicated pulling out after you're married (contracts signed). There is always a big emotional and financial fallout with divorce.

Yeah but this "woman" isn't just any woman. It's the woman he has always loved. The woman he's with now was just a ... a... woman he got on the rebound. He was never in love with her really. She was just Ms Good Enough. Meanwhile, Ms Almost Perfect beckoneth and I think he'd be mad not to pursue her while he still has the chance.

Thanks for all replies....I do genuienly feel bad if I pull out of purchase but the house has been unoccupied for over a year and there is no chain or anything..

Will have to be careful as I dont want to pull out of current purchase and end up not getting other house..

I am a cash buyer so could go straight in with asking (or slightly over) and say I want an immediate decision??
How would you play it? (Remember I am very happy with asking price)

What exactly should I get checked out before making any rash decisions (title, structure etc?)

I love the woman analagies BTW :x

Contact the woman today. Knock on her door if you have to. Make a cash offer she cannot refuse -subject to decision within 5 days and vaguely explain why ("another vendor is waiting for me to go sale agreed"). Also subject to a satisfactory STRUCTURAL engineer's reportand solicitor (bring em in, infra red camera and all).

Houses and men are mostly of worthless value..... don't buy (or marry one of them) just rent them :roll:

It's not always so easy to get a woman agree to a structural engineer's assessment, unless he's really good looking... though that brings its own problems and risks for the consumation of the "deal"...
