 Post subject: Carpenterstown? Are prices rising?

Hi,
I'm thinking of trading up to a 4 bed semi in Carpenterstown, so I've been doing some research on prices in the area and it looks to me like prices are rising again...
24 warren green, price in feb 320k http://www.myhome.ie/residential/brochu ... 15/1773782

The last one is the sale agreed price, the others are asking prices according to property price watch.
I spoke to a EA in the area last week and he informed me that he has a similar 4 bed coming to the Market next week at 395, so what do you all think?
Is anyone familiar with the area, how much would I expect to pay Rea,listically for a 4 bed?

Next month the NPSRA are due to start publishing actual sale prices, that will put an end to all speculation on sale prices.
The bounce is likely to be short lived as banks are reigning in leading multiples from 5x to 3.5 x salary and have increased the deposit requirements above 400k.

It's supposedly in castleknock, but not really..
The list of actual sale prices will be great, look forward to seeing it next month.

The area of Castleknock proper is small. Carpenters town is merely the extended suburban sprawl of the greater Blanchardstown area. It is a decidedly boring place to look at like most of the sprawl. The only thing it might have going for it is it proximity to the Coolmine Train station.

Those prices are simply bizarre. Things are still so bizarre.

I have been looking for a 4-bed for half a year. I have been to all the house you mentioned except the first one. 14 burnell is in poor condition and previously rented and sale agreed in one week since the tenant moves out. The 28 burnell has been on 360 since last year but reduced to 339 in July and sale agreed at 360. The 4 bramley green is exceutor sale and sale agreed at 370, 20 higher than the asking price because of two parties bidding. I am also very interested in Bramley it is a nice house with big gardens also a garage converted to playroom and a utility room. It is the type of house that I wants but give up in the end for a few reasons: 1. no side entrance and the next door neighbor already built the extension on the second floor and made it look like a terrace house. 2. the house needs a lot of work. 3. I feel the price is too high, exactly similar house only ask 315 (3 luttrellstown lawn) sale agreed in March. have not been to luttrellstown walk since already away on holiday. anyway strongly believe price will go down by the end of the year. I really want to upgrade asap as so fed up by my husband using our main bedroom as study . But the price in the last few months are really insane. will probably consider renting a bigger house rather than rushing to get something and regrett later.

If a study is the requirement then order somthing like a steeltech office, you can even take it with you when you move.

Houses in Carpenterstown, laurel lodge, and surrounding areas are always listed as castleknock.
Officially, the address is Carpenterstown, Castleknock.
Houses seem to be selling fast in the area, they'll get much more than 230k for this, but I doubt it'll go to 395 k.

There is no shame in D15 EA adverts. Nothing has changed. :roll:

I was looking at a house in Ongar for rent. Ongar! Yet I thought i was browsing the "Castleknock" listing!!! I was... Ongar was built in the boom. Youngest of all non-places built in Dublin 15, fields even in the 90's.

Tis located right beside and between Clonee, Hartsown and Clonsilla.

Going toward Castkelknock you must pass through either Blanchardstown or Coolmine > Carpenters town to get there.

Houses in these areas would have gone for 650k in the boom
65% fall would suggest 230K
60% fall would suggest 260K
