157 is actually owned by flipper Stephen Van Den Bergh and is now on the market for €1,285,000.

What is he doing with the section of garden he cut off? It Would have access from the Apartments next door or perhaps it was sold to the houses that back on to the garden.

Not sure - those are certainly two possibilities. As 155 hasn't hit the market yet, it is possible that house might have a double-sized rear garden and perhaps he is keeping that house for himself? There's no planning in for any redevelopment of the rear gardens yet, so only time will tell.

Very noisy stretch of road.

Next door, 155, is now on the market at €1,395,000 - http://www.daft.ie/dublin/houses-for-sa ... n-1349843/ - seems a lot for 2,000 sq.ft. at Merrion Gates. I would have thought €1.1m or so.

I had a walk around there earlier. Looks like each house has kept about 45 ft of garden. There is a gated passage behind the gardens, giving access to both gardens and the remaining plot. Some clearing and a new hedged boundary with the apartments next door.

depending on how quick it progresses that area could resemble a war zone for the years of construction and i presume the level of the road will rise to accommodate the plan to build an overpass through the church car park and enterprise Ireland lands to replace the Merrion gates

It appears from pages 35/36 that the NTA's preferred solution for Mention Gates involves a compulsory purchase order for part of the front gardens of these houses... swiftly followed by a sharp increase in traffic on the road as they re-route the Merrion Gates flow past here.
