yes - and ready available cash as well !

clearly buyer wants to get moving on architects / planning permission etc

all in it will be hard to see much change out of 2200

43 dartmouth square not moving as fast as the last few - had a look at it - my issue would be that in this price range i would personally want the full modern open plan bottom floor so you are into a major renovation job and therefore the purchase price plus the rebuild would be significant

am guessing that as No. 58 was south facing plus with rear mews / access it was more attractive - No. 43 has neither - so you are stuck with a house in good enough condition to move in (hence the price range) but really still needing a renovation to modernize to justify the price range – if say it was 1.3m to buy you could spend the difference on the refurb - but if the starting point 1.6m then potentially you are close to 2m in the end - which might be ok for No. 58 as you end up with a perfect house, aspect and access.- but is high for 43.

No. 43 now showing sale agreed - took a while - no idea the price achieved - was asking €1.6m

i see the PPP is now showing No. 43 Dartmouth Square sold for €1.565m - slightly under the asking of €1.6m

There was an auction also yesterday for a house in Ranelagh:

it must have been sold - don't know at what price.

hmmm - there wont be any change out of 2mm when its refurbished

and east facing small garden
