Its actually in that bit of Leixlip that's Co. Dublin, but that's just being pedantic.

Originally on sale in 2009 for €1.2 million, it dropped to €999,950 later that year.

It needs a bit of work from the look of it (in person). Absolutely gorgeous setting though, and right in the village too. Commuting not too bad, train station nearby will bring you to Connolly. 40 min drive to city centre in the morning. It certainly does make other houses around look shabby for the money they are asking. Unless there is something structural I would imagine it will go for just shy of 400? I wouldn't pay that for it myself mind you but I think somebody will.

Big drop from 1.2 million in the space of only 2.5 or 3 years. Nice setting for a house within commuting distance of Dublin and for someone who wants a bit of relative piece and quiet for his/her family but who maybe commutes to Dublin.

Make sure to check out right of ways - if there is a possibility of a right of way along the river.

See SDCC Planning Application 92A/0972 and all the supporting documetation (102 pages) , objections etc.

That's one interesting planning application, they were most fortunate it didn't get refused. The right of way doesn't really seem to be an issue as it was only across the neighbours site from Roseville to the adjacent farmland, rather than a public right of way along the Liffey, and it seems to have been bought out by the then neighbour in the '70s.

Can't say to have read it in detail or remember the specifics but worth for a potential buyer having a look.
Separately an interesting house, a little too close to the road for me.
