From the Property price register 11 Whites gate went for €€794,900 on 02/01/13 are we comparing like with like with number 10 which went for €981,775 on 01/11/12 I presume note. PS is this SCD there is a touch of the Belmayne about the ads " white is the new black"

Now asking 995k on website, of course they were selling for around this rather that the 1.5m advertised. I even emailed and got the same price despite the blinding evidence from the PPr than lower prices were the reality

Beautiful houses beside Farmleigh.

No access thru Phoenix Park though, unless you cycle or have a motorbike. Bit of a detour back out thru Castleknock village going to town in traffic, etc

if you 're getting a taxi from town, close enough to alight and stagger from the gate XD

On a serious note Mount Sackville (sp?) and Castleknock College are handy for the kids, assuming you can pay the fees

Find them a bit overshadowed from the trees in Farmleigh but yes they are nice houses,fall out of bed and your in the park,I seem to remember a time those gates were open to vehicular traffic?

Thats it - who needs a garden when you're that close to the park, the standalone one at the end is my Euromillions house (pool in basement even).

A long time since the gates were open.

They're overshadowed a bit alright, including some evergreens in the development. I hate coniferous trees from an aesthetic point of view, from a practical point of view they're especially unsuited to Ireland where you want light in Winter and shade on Summer. Why is that so hard to grasp?

Yep,with you on that one alright,pass by it on my €80 done deal bike whilst trying to shed a few pounds and think to myself,must do the lotto tonight/rob a bank...

There are two large square plant boxes in the drive way and they have been utterly reefed out of it by people attempting a 3 pointer to get a turn,nothing a few Rottweilers wouldn't remedy though.

3 stories when the size of the site made the 3rd storey completely unnecessary.

Also 8000sq ft. Ridiculous size.
