Also the line "NO REASONABLE OFFER REFUSED" can be quoted from the add.

This seems to represent good value. Anyone have a different opinion on the house itself? I know the area reasonably well.

My take on the area: I like it.
I lived close by for a year a few years ago and I was sorry to see the house I was renting being sold which resulted us moving. It’s worth noting that before I moved to the area I was intimidated and it took a lot of convincing to get my then house mates to even go to view a house in that part of the city. We were looking at house after house in D6 when I forced them to look at just one place in D1/D3. We all loved the house, the price was very good and we bit our bottom lip about the area and made the move. We were very cautious when we moved in. In fact one of the guy’s family had serious reservations about him moving there because of the area’s history. After a few months we realised the area is actually not bad and very convenient….in fact a hidden gem to people not from that part of town. A short walk from the spire, Connolly station and the Luas. Because people are so unnecessarily intimidated about it the rental and house prices are lower. Interestingly enough the house mate who family had serious reservations about the area took such a U turn that they actually bought in the area within 9 months. A life time commitment to a tried and tested area speaks volumes…..

Has the price of houses just gone up in that area?

Not to be pedantic, but the ad on daft states that the property is located in Dublin 3. Property is within Dublin 1 postal district.

Ad body still has: "Was €420,000 now €360,000" for some reason...
