So its roughly an 11% drop lots of room to fall then down to the bottom, maybe as much as €450+.
I wonder is there a river running past it? Maybe denial?

Someone I know got one of those houses valued recently for inheritance planning purposes. Was rather shocked at €600k valuation given by a main EA. So house should/may sell for 20% below asking I guess.

I wonder what the Welcome Guest would offer for this no more no less.....

34 Vernon Heath asking 695k
http://www.daft.ie/sales/34-vernon-heat ... 0016/?ea=1
Detached House|4 Beds|3 Baths
145 Sq. Metres (1,561 Sq. Feet)
€445/sq ft

So no more than the 2013 prices above per sq ft.

A LOT of glass in that kitchen extension - wonder what it's like on a warm sunny day? Bit of a greenhouse? :|

38 Vernon Heath asking 895k
http://www.daft.ie/sales/38-vernon-heat ... 9932/?ea=1
Detached House|5 Beds|3 Baths
209 Sq. Metres (2,250 Sq. Feet)
€397/sq ft

Yet another house with the TV mounted above the fireplace. All that rising heat is not good for TVs, and the elevation is not good for your neck!
