This place is a complete mess, you'd basically need to knock 2/3 of the existing structures (everything bar the original cottage) and then get planning for a large extension.

It is currently laid out as a pokey 2-bed main cottage with a poorly-built, flat-roofed kitchen extension that is too narrow to be used as a proper family kitchen/diner. The extension also has a bathroom off the kitchen. You need to exit the main house through the back door to get into a separate two bedroom + 1 reception pre-fab which one could imagine was used to lock-up small children (their drawings are still on the walls).

There's also an industrial warehouse at the back, which was used as a meat wholesalers and comes complete with a rail for the big sides of meat (like Rocky used to use for a punchbag when he had no money) and lots of drains for hosing down blood. It bears a very striking resemblance to the place at the end of original Girl with the Dragon Tattoo movie.

My OH calls it the Josef Fritzl house.

On top of that, your front door/windows are right on the footpath and its difficult to get parking on Tubbermore Road.

Narrow street with double yellows down one side, and 3-hr pay & display the other. Oh, and the cop station is in the middle of the street too in case you get any funny ideas. You're usually competing for parking with a couple of squad cars, and I've seen the area ticketed at 8pm on a Sunday night before.

It is directly opposite. The front garden is minuscule so only parking for a small car. Plus a BER of E1.

The bubble prices in Dalkey are insane at the moment. No wonder this is the third house on the same road to come up for sale recently.
