I'm presuming this is a typo on Myhome, screenshot above (€295,00) - I'm thinking there's a missing zero.

Pity about that.

Am I alone in thinking that the front of the house looks very strange? It looks more like a gable wall to me.

Mind you, for €295,000, I think I could grow to love it...

Yes it sure does, pic 2 in the ad looks like it should be the front.

The old cablelink building is within 20ft of rear windows of this house.

https://goo.gl/maps/ODmle

It was sold recently and is sure to be redeveloped in the short/medium term.

Planning is already up. I think it's gonna be knocked and rebuilt but I could be wrong.

36 Herbert Park, Ballsbridge, Dublin 4
€3,250,000 - 5 Bed Detached House 339 m² / 3649 ft² For Sale E1 (<0.23 acres; <1,000 sq m)

Previous brochure from Guardian Residential
http://www.guardianproperty.ie/perch/resources/1401181778no.36herbertparkbrochure.pdf

It is a smaller site than I realised for these houses (hence why a 3,500 sq ft house looks so big on its plot).

The issue here of course is the imminent new development (mentioned in earlier threads) which will be looking right into the back gardens of these three pretty houses (and may affect south light as well). Last chance to see this before it starts.

I heard talk of the buyers of the old Cablelink building (behind) thinking of buying 36 Herbert Park to get frontage onto the Herbert Park Road but can't see that happening. The house is listed (and staying), and having paid c 6m per acre for the old Cablelink building, I don't see the need to pay what would be c 14m per acre, for 36 Herbert Park.

I wonder did 36 go for similar, it doesn't seem to be advertised for sale any more, but not on PPR

If it goes for the same price, that's almost €1 million less than 2003 prices.
Ouch.

Number 40 now on the market too, asking 2.8m
https://www.myhome.ie/residential/broch ... -4/3888404

It was mentioned above by another poster that these houses (36/38/40) were protected but I looked at record of protected structures and they are not on it.

Very interesting planning for Cablelink builging - 4-storey over basement office building + accommodating 43no. APARTHOTELS studio units (33.9m2 each) - planing ref. 3391/15 (amendments 2051/2017), Mahony Pike Architects for Lordglen Ltd. First time see aparthotel application, must check myself how it works with Regulations.
