Nice location, but assuming it needs a considerable amount of renovation given that only 1/5 pictures on Daft are of the house itself.

The current quoted asking price of 1.49 is in place since May 2009 (reduced from 1.8) - however, since August, the agent has been touting this around "quietly" at a price of €1m. This implies a price of €286 per sq ft. but the place is a total wreck and would require some serious investment. Also, there's some funny legal wrinkles about right of access to an adjacent laneway for parking blah blah blah....anyway, the salient point is that 1m is the true asking price for this, so putting it firmly back in 2000-2001 era.

I viewed this one a couple of times a long time ago, the vendor was never that motivated to move it as he is abroad. Basement is a tenament but the top two floors have good potential. Back garden is too near the main road and the aspect is poor. There are also access issues that Savills can fill you in on.

Great house all the same and it is not a protected structure.
Lots of space in a very nice part of Dublin

I remember the big issue for this was car access in the lane way.
Noisy back garden doesn't help either

Belgrave Square is much nicer than Eaton Square. Proper (decent sized) green area & architecture far more uniform. Haven't been inside either house so cannot vouch for the renovation costs, but I know where I'd rather be...
