I've been keeping a close eye on things - in fact - there are quite a few of the entries on this price drop thread that do not fully reflect the price drops since the property originally came onto market - i'll correct them as I see them if that's ok.

I've been maintaining a file for some time now for my own purposes - just certain areas & price ranges....watching & waiting....

It's not really. Your drops have no credibility without proof.

They are as the old saying goes "as good as the paper they are written on". Anyone could come along and give their "own account" of price drops. Post a link to proof of your assertions in the future.

Provost,

I got all my info from public sources i.e. ads in IT on a Thursday and/or the EA's website - I'm not a techy so don't know how you would retrieve historical links etc.

I understand your point, I just posted in good faith.......

Let me know if/how you can retrieve the 'incontrovertible proof' yourself...like I say, there are many examples where the data on the thread is not factually correct as it is not going back far enough to capture the initial pricing details - I'm just trying to help in the price discovery.......

Some independent verification of the 1.8mil claim here:

http://www.irishtimes.com/newspaper/pro ... 72428.html

Quote:
Meanwhile close by in Dalkey, two newly built houses at Saval Park Gardens will be on open view between noon and 1pm. Called Deanwater and Woodford, the pair of semi-detached houses are near identical in design with around 167sq ft (1,800sq ft) of living space (one is slightly larger) and a wealth of expensive features, including top-of-the-range Bulthaup kitchens.

The houses first came on the market last year priced at €1.8 million each, but the prices have now dropped substantially to €1.25 million, with the larger house priced at €1.3 million.
