The question now is, do people think it will sell for above €831k ?
I actually really like this house even as-is. Granted, I have been to see it and that conservatory is probably crap, but at least the house has lots of character, looks well to be maintained and has off street parking. It ticks a lot of the boxes and isn't tiny either. I would be very surprised if it sold for less than €831k judging by the rest of the rubbish that has been selling.
Even on Belmont Ave itself, 54 sold asking 795k http://www.myhome.ie/residential/brochu ... -4/1619257
after a drop or two.
Although it is around the same size as 89, it isn't even in the same league given the fact that its a semi, has a garden which is only half as wide as 89's and is a bit of a dump. I would gladly pay the difference to have an impressive, well-done house like 89 with a nice garden- even if the square footage was similar. That's not to say that 89 will even get its €995k asking, but it's certainly worth more than €831k currently, I would think.
