That looks like a blanket advert for all the apartments to me. Have to say, the finishing on that gaff ir horrendous.

€1,850pm seems a little ambitious as well.

Where do i sign up. it's possible to get a 3 bed in blackrock for 900 while they have a 1 bed on a roundabout for 1200... nice

I'd say they'd let the 1 bed for a e1,000.

Yes you can.
You can reasonably compare anything with anything else. There may be many differences but nevertheless these things are comparable.

1. Comparison of distance from the city centre:
First of all let's define the city centre.
A common definition of centre of any town or city (at least for time trial purposes) is the locaton of the GPO.
So, let's define that, GPO, Oliver Plunket Street Cork as being the city centre.
Then Blackrock, according to Google Maps is 6.4km versus 0.8km. So about 1 hour walking, versus about 10 minutes walking I think.

2: General Poshness of the area:
Blackrock: 10 points
City centre: 3 points

3. Access to main routes:
Blackrock has access via Mahon to the South Link N25 in about 10 minutes
Elysian is probably quicker via the South Link Dual Carriagway to bring you to the South Link N25 proper in about 5 minutes.

4. Type of accomodation
Elysian: Apartment
Blackrock: 3 bed Semi-D

5. Garden:
Elysian: No garden unless you can arrange access to the rooftop; or, balcony access
Blackrock: Various Semi-D back gardens (not great but generally better than aparment).


Now, independent of whether one is better or not than the other.

I believe that IT IS POSSIBLE TO COMPARE ONE WITH THE OTHER!

Most of Blackrock is nowhere like 6.4km from the GPO. Blackrock village is about the farthest part of Blackrock from the city.

His latest project will see two new neighbourhoods built at Dunkettle and Ballinglanna – 6km east of Cork city – to include local retail and community facilities.

The historic Dunkettle House, a protected structure which is located on the site, will be fully renovated and a management plan to ensure its long-term future is to be put in place. It is hoped Dunkettle House will become a visitor attraction and its extensive grounds will serve as parklands for the estimated 2,500 residents of the new housing development.

The 1,200 homes will be built on a phased basis over a 10-year period and will eventually be served by a new railway station at Dunkettle, part of the Cork to Midleton rail line.

The approved development is an amalgamation of two separate planning applications turned down by An Bord Pleanála in 2004. At the time, the planning board had recommended that a masterplan including both developments be drawn up for the greenfield site.

The decision to permit the O’Flynn Construction scheme provides for substantial new improvements to the Dunkettle Road and the Dunkettle interchange, two of the main eastern gateway points into Cork city, which will be carried out in conjunction with the proposed new neighbourhoods.

Facilities at the site will include a retail centre, two creches and a medical centre. A parcel of land is to be reserved for the provision of a 16-classroom primary school and a day-care centre for older people.

Recreational amenities will include a multipurpose community hall, play areas and “multiuse games areas”.

Half the time when we get an order to deliver to "Blackrock"....
it's actually Mahon.....

just like the "Off Rochestown Road" orders that end up in Passage.......

It's like Knocklyon West = Tallaght or Castleknock = Blanchardstown :D

The should renanme the Elysian O'Flynns folly. Isn't it lucky that their bankers are so understanding that they can afford to plough ahead with a new development when they must have nearly a thousand unsold units between the Elysian Ballincollig and other O'flynn Construction developments.
