houses around there still seem to be up for rent around the E1100 - E1200 mark.

Even allowing for a drop in rents to E1000pcm, 11 months a year rental, that's a 5.5% return on your money.

A rental property, but I guess it fits in here...€1,250 for a 3 bed in Ballycullen/Knocklyon:

Although it does carry the rather extraordinary blurb: "Beautiful 3 bed furnished residence in much sought after area. Suit 1)family @ €1250 1) singles @ €1350 3) two couples @ €1400. First Letting". :shock:

Anyway, assuming we could get it for €1200 ("Oh yeah, me and the lads are brothers") that prices it c.€200k. Can't find one for sale in this estate, but there's no way they are priced that low.

Sorry Larry, but unless I am missing something, I do not think that is value. There appear to be a number of rentals for that price and less, all over Co. Dublin, apartments and houses, 3 beds, and they look nicer than the one you chose. In some cases much nicer. :o :?

Actually there are a number of similar properties that are even less, cursory glance even saw 3 bed in Tallaght for €995, and doesn't look any worse than your one above. I would have another look around if you're gonna rent. And think about other areas as it gives you more choice.

Oh. I mainly keep an eye on 1-bed apartments so maybe I am out of touch with 3-beds. What threw me is that many of the 1-bed apartments I see in D2, D4 and D6 where I look are still stuck around the €1k mark, which makes 3 beds at not much more seem highly illogical.

I understand. I figured this out about a month ago. I live in a 1 bed apt, and would love to move and have more space. I figured with all these people not being able to sell houses and renting 'em out instead, I might get way more bang for my buck, particularly a bit further out, and I want a garden. It appears to be the case. It's amazing what's out there now, not all exactly my taste, but some great places.
