Looks like it needs some real work. On the plus side it has a 0.5 acre garden.

There are no houses for sale in Mount Merrion

If you could easily build in the garden it might be worth closer to 800, for that you'd want the PP in place though. I don't think there is an easy way to give access to the garden if you put another house in there anyway

Isn't this house located slap bang in the middle of the planned relief road from the Rock Road to the M50? Don't know whether this road will every get built built but surely these plans would impact on the value of this house?

For the love of god. Can we step away from "development potential". I want a house with large garden. Not a house that I have overpaid for so that I could remove the added value.

Development Potential - that is what junior employees have - houses have "Happy Home and Stress Free Unleveraged Potential".

Hey, don't shoot the messenger. The fact is that half an acre is seen by some people as a site rather than a large garden.

Good luck getting out of this road onto fosters avenue between the hours of 7am-10am and 4pm-7pm... I drive by it every day and its a nightmare with the constant stream of students and staff coming in and out of the university, you may as well be living on a main road.

Big house and garden though, but 895k... :)

Actually it is the reservation for the proposed Dublin Eastern Bypass that is just over the wall. I had a look at the maps of the DunLaoghaire Rathdown development plan http://212.147.136.137/DLRdevelopmentPlan/DevPlanViewer.aspx# and discovered that a large chunk of the garden is due to disappear under the motorway (your next door neighbour but one will have to be demolished) and there is a traveller halting site proposed for about 80 meters from the back wall.

It is unlikely that either will happen in the medium term and you would likely get a payout from the CPO on the garden but you would have to factor in the value of the house if the motorway or halting site were built and discount your offer to take this into account.
