me neither! Blackrock seems to be massive according to An Post. I'm not sure where I would call though, as you said its not really near any village area, I wouldn't consider it Stilorgan either. What's UCD? Just d4 I think.
I dont mean to be uppity, but it is where it is and the address only matters with regard to what school goes to......apart from that it doesnt really matter what the address is, and I dont think it affects the price either. The more important thing is the location.....is it near shops, is it near schools, is it near parks......
As regards price.....if you are not going to build an extension, then my amateur dont have a clue guess is that it costs €50k - €60k to get this into 'nice house' condition.
At the asking, that would price it at €440 per square foot......I think its a bit rich for this estate......Its a nice area but really no great shakes......you are not particularly near anything (in walking distance terms) apart from UCD.
So the asking would only make sense to me if I were willing to put €150k into it, and add say 350 sq feet to the size, and that would bring price back to €400 per square foot....
Would €400 per sq ft be value for a medium sized family home in this part of town......I think its stretching it, but the market would probably get there.
I think the house is a bit small anyway, so I'd say that the buyer will defo extend it.
But I dont know if €150k would get you that sort of extension.
