Liking this. I havent seen it in reality ( though it does look familiar, think I did a kerb crawl when it was in sale for €675 back in 2009 ouch)Has a large side entrance and big SW facing garden so I think lots of potential.

So how much will it go for? how much would you need to spend on it?

I think it will get above the €395 ask myself.

Just looked at it online and thought it was somewhat overpriced. I realise there's an apparent turn in the market on semis in SCD, but this looks a complete wreck, and needs a big extension to boot.

Also, although still in a good spot, it's almost Stillorgan rather than Booterstown. Not on the DART and somewhat lacking in a *village*.

Could a really nice with a good garden, but at a cost unless it was got for below the asking.

It's a great location, An post puts the address in Booterstown, though I'd agree with you that it seems closer to Stillorgan. Nice family neighborhood, great for commuting, close to belfield and Stillorgan SC, off-street parking for a couple of cars, plenty of room to extend... Sure, it needs modernising and at least a kitchen extension, but I'd say that the positives more than outweigh the negatives.

Hard to see it going for much less than the asking price.

I would say the address is Blackrock, a bit of a no mans land though I'd agree. I would prefer to be down the Booterstown/Trimleston end.
I would love to know estimates in renovation. It does look a wreck but does that generally make it a lot more expensive to do than the average of this type which you'd be gutting anyway? I can see the obvious need for an extension, bathroom, windows, heating etc but was wondering about the unseen stuff plumbing, electrics, insulation and what requirements there would likely be there.

I dont mean to be uppity, but it is where it is and the address only matters with regard to what school goes to......apart from that it doesnt really matter what the address is, and I dont think it affects the price either. The more important thing is the location.....is it near shops, is it near schools, is it near parks......

As regards price.....if you are not going to build an extension, then my amateur dont have a clue guess is that it costs €50k - €60k to get this into 'nice house' condition.

At the asking, that would price it at €440 per square foot......I think its a bit rich for this estate......Its a nice area but really no great shakes......you are not particularly near anything (in walking distance terms) apart from UCD.

So the asking would only make sense to me if I were willing to put €150k into it, and add say 350 sq feet to the size, and that would bring price back to €400 per square foot....

Would €400 per sq ft be value for a medium sized family home in this part of town......I think its stretching it, but the market would probably get there.

I think the house is a bit small anyway, so I'd say that the buyer will defo extend it.

But I dont know if €150k would get you that sort of extension.

I could only do a 150k job if I got it well below asking. I would want to do a big job on it. I am not crazy on the location so it would have to be fabulous when I'd finished with it for it to appeal to me.

not large particularly, just a single story full width extension but a nice one and I'd like to do a job on the whole house to a high standard.



I think you'd get that done for €100k......obvious caveat....check with someone who knows, a builder or architect if you are serious about bidding.

I don't think anyone is doubting that the location is more important than the address. :)

(On that note - the school would be either Booterstown National School or the one in Mount Merrion - both of which are excellent.)

No, but my point would be that the address doesnt matter.......as opposed to, is less important......

Of course the address matters. Not just for dinner party chit-chat, but for home insurance, car insurance etc.

Also the resaleability of your house. You may live right beside a nice part of Killiney, but if your address reads Ballybrack you'll drop out of a lot of searches.
