Not the "ideal" location.

It's location, location, location.

Houses in Malahide go for more for many reasons.

It's all about patience - i've had my eye on the malahide & portmarnock market for a few years now.

Only in the last while has a 3 bed decent house broken the sub 400k mark in portmarnock - there are now suddenly 8 such houses on my home and some are in the low 300's. These were 450+ two years ago. Portmarnock is well behind the curve.

Malahide is a little further on - again when we were looking 2 years ago seabury houses (as an example) were high 300's and early 400's. One broke sub 300 a while ago and there are a few just over. I've no doubt these will continue to fall.

Other areas - swords, donabate etc dropped quicker due to greater oversupply, more transactions etc.

So if your looking at malahide or portmarnock, rent another year and be patient.

It's also the same in skerries - the newer parts have moved downwards more quickly (kellys bay for example) whereas the older areas (downside/shenick etc) are just beginning to move now, but are quickly accelerating downwards.

I think it does no harm to follow the trends month to month. Even in small towns there are pockets of different resistance - you cant tar them all with the same brush.

Good ole Malahide. My family moved there nearly 25 years ago, house was in the region of 75k then. At the height of the boom, neighbours houses were going for a million! Insanity! It's nice to see a bit of a drop in prices but a lot of houses are still very overpriced, location or not. Constantly have the eyes peeled though. Patience is definitely needed

So 20 goes for 460k , and 26 for 355k within a month.

26 did need a small bit of work - knocking down the kitchen / utility wall and bringing it up to date.........but nothing more the 30k-40k, plus 26 is on a cul de sac, and 20 on a busy enough road. Not sure what 20 were thinking. EA did get it above the Sale Agreed price - although is had been on the market for years (750 I think at one stage). EA for 26 told me they got close to the Sale Agreed price (430k!!!).

Think 400 is realistic for 38. Its at the T junction coming in and out of the estate so every car and their headlights would shine directly in you window which would be a pain.
