New agent too. I dont think changing the agent will increase what someone is willing to pay but I guess the owners of this think it's worth a shot

This is a 900k house IMO, there is a fair bit of choice around rathmichael and there is nothing particularly special about this one and most potential buyers will want to spend more cash to do it up

Maybe the vendor wants to get third time lucky

decent comparable is here (IMO Amberely is more desirable but I'm no expert on Rathmichael):

Going up in price....? Madness. Definitely not worth a million bucks, but €1.225m.... have we learnt nothing?

Lonely, busy road. Cars tend to go very fast on it as it is straight. There is a halting site nearby on Rathmichael Road down at the church.

Amberley was a much better buy and went for €852k.

Cuilin on Allies River Road, period house, immactulate, 4 acres = €992k. Lonely road too though.

Owners were on TV a number of months back talking about the housing market, if I recall correctly.

Will go for, possibly, on a good day €800k. Bring it down to that and there'll be some nibbles.
