It is a smaller site than I realised for these houses (hence why a 3,500 sq ft house looks so big on its plot).

The issue here of course is the imminent new development (mentioned in earlier threads) which will be looking right into the back gardens of these three pretty houses (and may affect south light as well). Last chance to see this before it starts.

I heard talk of the buyers of the old Cablelink building (behind) thinking of buying 36 Herbert Park to get frontage onto the Herbert Park Road but can't see that happening. The house is listed (and staying), and having paid c 6m per acre for the old Cablelink building, I don't see the need to pay what would be c 14m per acre, for 36 Herbert Park.

It was mentioned above by another poster that these houses (36/38/40) were protected but I looked at record of protected structures and they are not on it.

Very interesting planning for Cablelink builging - 4-storey over basement office building + accommodating 43no. APARTHOTELS studio units (33.9m2 each) - planing ref. 3391/15 (amendments 2051/2017), Mahony Pike Architects for Lordglen Ltd. First time see aparthotel application, must check myself how it works with Regulations.
