A self build in the original garden of No. 9. Auburn Close.
For sale again for the third time. Previously advertised as a 5 bed detached.
Now advertised as a 4 bed detached. Strangely the attic conversion is staged
as a bedroom with a double bed. The original planning permission freely available on line
contains no reference to any 2nd floor development. Buyer beware.

Planning permission granted by Fingal Co Council, Feb 11, 2005, for a two storey dwelling. Attic conversion not included. Planning ref. F04A/1770
Unusually the EA has chosen not to erect a for sale board. See other posts also for 1a Auburn Close, Castleknock, D15.

Why pay €650k for No.18, when No. 1a was sold for €440k in October 2017. See Property Price Register.

I get that 1A is a clusterfuck but it's hardly unusual to convert the attic, it obviously doesn't meet building regs for a bedroom proper (50% of the floor area needs to be proper height) but that is quite common.

I have absolutely no involvement with this property. My issue is that the property was advertised last year as a 5 bed detached. It is now advertised as a 4 bed detached, however a photo of the attic conversion shows it staged as a 5th bedroom. I believe this to be grossly misleading and potentially misrepresents the property as to its true value.

what exactly grossly misleading? it's currently advertised as a 4 bed. That's what it is. Why didn't you pipe up last year?

Many attic conversions don't meet the building regs for a bedroom proper but are handy options for spare rooms etc

I went to the viewing. there was no bed in the attic room

As I think you are well aware there is no requirement for planning permission for attic conversion.

under the radar my eye!

maybe disgruntled neighbours with nothing better to do are ripping it down? or maybe the massive noise from Auburn Avenue keeps knocking it over?!

The house is OK - the noise is a show stopper and presumably is for a few houses adjacent.

It seems other "house in garden" properties built during the self certification era are not selling either.
A property at 2a Auburn Drive by the same EA has been Sale Agreed since December 2017 and is still not Sold.
Pity the prospective purchaser who put their deposit on that one.
